Boiler maintenance checklist: what homeowners should know
A well-maintained boiler breaks down less, runs more efficiently and stays safe. Here's what boiler maintenance really involves — what an engineer does, what you can do between visits, and how to decide between a service plan and paying per visit.
Call 07534 868419 — 24/7What is checked in an annual boiler service
A Gas Safe Registered engineer checks the flue gases with an analyser, inspects and cleans the heat exchanger where needed, checks seals, gas pressure and burner operation, tests the safety devices and controls, and confirms the flue is clear and correctly fitted. Our annual service is £110 fixed and includes a CP12 Gas Safety Certificate for landlords.
What you can safely do yourself
Check the pressure gauge monthly (around 1–1.5 bar when cold), bleed radiators that are cold at the top, keep the area around the boiler and flue clear, run the heating briefly in summer so the pump and valves don't seize, and lag the outside condensate pipe before winter. Never remove the boiler casing — any work inside the boiler must be done by a Gas Safe Registered engineer.
How often should a boiler be serviced?
Once a year is the general recommendation, and most manufacturers require annual servicing to keep the warranty valid. Landlords must have gas appliances safety-checked every 12 months by law.
Service plan or pay per visit?
Monthly maintenance plans spread the cost and may include some repairs, but check what's excluded, call-out limits and how much you pay over a year. Many homeowners with a reliable boiler find a fixed-price annual service, paid when it's due, works out cheaper. Compare the yearly total before you sign up.
Signs your boiler needs attention now
Yellow or orange flames, soot marks, frequent pressure loss, banging or whistling noises, or repeated lockouts all need an engineer. If you smell gas, leave the property and call the National Gas Emergency line on 0800 111 999 first.
