Never miss a renewal
Certificates lapse exactly 12 months after the last check — and an expired CP12 can mean fines of up to £6,000 and invalid landlord insurance. Tell us your renewal date and we'll contact you each year to rebook before it expires. We can arrange access directly with your tenants or letting agent.
Landlord gas safety questions
How often do landlords need a gas safety certificate?
Every 12 months, by law (Gas Safety (Installation and Use) Regulations 1998). You must give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.
How much does a landlord gas safety certificate cost?
Our CP12 is £110 fixed — and that includes the annual boiler service in the same visit, so the appliance is maintained as well as certified. No hidden extras; any faults found are quoted before work.
Can you deal directly with my tenants or letting agent?
Yes. Once you give us the tenant or agent contact details, we arrange access, carry out the check and email you the certificate — you don't need to attend.
What happens if the appliance fails the check?
We explain the fault, classify it under the Gas Safe 'At Risk' or 'Immediately Dangerous' categories, and quote a fixed repair price. Many faults are fixed on the spot so the certificate can be issued the same day.
Do you cover HMOs and multiple properties?
Yes — we look after single lets, HMOs and small portfolios across South West London, and can schedule annual reminders so certificates never lapse.
